This depends on what the survey involves. We do not charge for 95% of our surveys. The instances where a charge may apply is where a property is out of the area, where the survey involves a shale/core test, or where no work is quoted for, but a written report is required for mortgage purposes (a verbal report is not chargeable). We will always make you aware in advance before we charge for any of our services.
What areas do you cover?
We have surveyors located right throughout the North East of England, however we do provide a national service. Please contact our office for more details.
How long does a survey take to arrange?
This all depends on the area where the property is located, and where are surveyors are located, as well as our workload at the time. It could be anywhere from same day, to a week, however we will always try to make a survey as quick as possible and will always be as flexible as possible.
I don’t live at the property – can I make alternative access arrangements?
Of course. We can contact a tenant/current owner, or we can arrange to pick keys up from an estate agent. All we ask is that you leave clear instruction when requesting a survey, and we’ll do the rest.
Will there be any disturbance to the property?
Our surveys are carried out with no disturbance unless by prearrangement. Where there may be disturbance (e.g. where timber floorboards need lifting), we will always let you know in advance.
Do I need to do anything to prepare?
Usually you don’t. There are however a few instances where you may need to carry out preparation.
If a damp survey is required, we cannot test any walls, which are covered, such as panelling, kitchen units, or tiles. Should you specifically require these walls tested, you should arrange for your own contractor to remove any coverings.
Should a concrete floor/timber inspection required, we must be able to access the sub floor. Any fitted floor coverings, such as laminate or carpet, will restrict us from doing this. Should you have any fitted coverings, please let us know when arranging a survey.
Will your surveyor specify a survey time?
Yes, we will always give a time unless the property is vacant. This can be arranged when speaking to our office.
How long does a survey take?
Usually 10-20 minutes, depending on the size of the property.
Is your surveyor Qualified?
All of our surveyors are CSRT qualified (Certified Surveyor in Remedial Treatment) as a standard, and each surveyor has a host of other qualifications.
What can I expect after the survey?
Our surveyor will write up a report which will be passed on to our typist, who will word process the report and post/email.
When can we expect a report?
You should receive the report within 5 days of the survey, however special arrangements can be made if the report is needed urgently.
